中国土地资本化问题研究综述

摘要：

以中国土地资本化为主题,根据发展脉络与逻辑关系对已有文献进行分析和总结,并展望未来研究趋势。结论表明：①已有研究围绕土地资本化这一中心变量,立足城镇和农村两个场域,“理论层—研究层—实践层”三个层次互促共进,构成“概念内涵—经济效应—经济机制—治理与改革”四大板块内容,成果为多项热点领域改革提供了参考,最终形成了“一个中心—两个场域—三个层次—四大板块—五项改革”的系统框架;②无论在城镇还是农村,土地资本化都是一把“双刃剑”,如何把握其合理的“度”以趋利避害,已成为改革发展需直面的重大科学问题;③城镇土地资本化研究应强化微观经济分析和理论模型构建,农村土地资本化研究亟待构建系统性理论分析框架和丰富实证研究;④中国经济转型与乡村振兴将延拓土地资本化研究域,实践中的新问题、新情况将为研究提供新空间。未来研究应立足土地基本属性与特殊性,重视土地经济规律凝练与理论创新,为进一步的土地制度改革提供理论遵循。

Abstract:

According to its development process and logical relationship, this study analyzes and summarizes the literature on land capitalization in China, and makes an outlook on its research trend. The results show that: (1) Focusing on the center of land capitalization, the existing research is based on the two fields of urban and rural areas, gradually deepening in theory, research and practice, and forming four major contents including concept, effect, mechanism and reform. Those studies provided meaning for reform in several hot areas, and finally formed a systematic framework of “one center - two fields - three levels - four contents - five reforms”; (2) How to grasp a reasonable “degree” of land capitalization in order to pursue advantages and avoid disadvantages has become a major scientific problem to be faced in the process of reform and development; (3) Looking forward to the future, the research on urban land capitalization should strengthen microeconomic analysis and theoretical model construction, while the research on rural land capitalization urgently needs to build a systematic theoretical analysis framework and enrich its empirical research; (4) Economic transformation and Rural Revitalization will extend and expand the research field of land capitalization. In particular, new problems that appeared in practice will give birth to new relevant research. In conclusion, future research should start from the basic attributes and particularity of land, pay more attention to refining land economic laws and developing innovative theories, then provide theoretical guidance for further land system reform.
